I do not have a BP calc to associate with this but I am using the house flipping spreadsheets (not a paid affiliate) but they are awesome and very in-depth.

I just passed my MD Salesperson exam earlier today and am wondering what a recommended brokerage affiliation would be if I only intend to access the MLS and occasionally go look at houses that I would consider for personal investment properties.

I sent the RFQ and received responses from Ft Worth Ins, two agencies affiliated with Goosehead (interestingly they came in 2nd and 4th lowest), Allstate, Farmers, State Farm, Al Boenker, GEICO, Tx Farm Bureau, and a few other local agencies, plus I think 3 or 4 that chose not to reply or provide a quote. 

Once again, I am just curious and would like to hear from those that are and have been entrepreneurs, affiliates, or knowledgeable about this particular topic.

However the opportunity to affiliate with a brokerage and learn from successful agents will teach you a LOT about negotiating deals, avoiding pitfalls, etc.

Since 1031 is a federal statute practiced identically in all states and also followed by almost all states and since many 1031s cross state lines anyway the location of your QI is not quite as important as with some other of your vendors.To find someone at the local level there may be someone who is an affiliate member of your local Realtor association or board of realtors.
