I would advise making sure you have a trusted, fully vetted property management company in place as you are bound to run into tenant issues, evictions, etc.

However, I would advise staying away from anything located a hundred miles south of Birmingham due to the risks associated with the Gulf area, including parts of Louisiana, southern Mississippi, and southern Alabama.

Even if there is newer wiring in parts, it may be advisable to re-do all of it. 

And I advise then to have a longer horizon.

Hi to all I am a brand new to this BP and a completely beginner investing in real estate.I have applied for a second mortgage for my next primary residence and on the process hopefully closing at the end of August (brand new home), now I have contacted some credit union to apply a HELOC and advised me to apply before closing of my current primary home.

Whether you get financial/strategic advice from anyone else, I think you would want an accountant who can give you tax advise specifically.
