Remind them regularly of the unpaid amount and the accruing late fees, interest (per your agreement), and the potential for more significant action ie eviction.Late rent will happen but do what you can to prevent it and don't let them slide.

When they move out, use an Excel spreadsheet Future Value function to calculate the accrued interest:Accrued Interest = (FV(APY/12,MonthsHeld,0,-SecDepAmount,1))-SecDepAmountWith the interest rates these days, it's a tiny amount of money anyway.

The second is for HUD since HUD is insuring that the homeowner.When a person takes out a reverse mortgage, they will get a loan that includes the appraised amount, accrued interest, mortgage insurance, and fees.

That tax bill will still have to be paid in full, even if you buy the property at a great price from the heirs, the back taxes plus the accrued legal costs and interest will still have to be paid.

Lots of deals are "catch up" or "accrued" which means there is still $334 that the GP would catch you up on or bring current to the 7% pref in later years when there was enough distributable cash flow.I hope that helped but please let me know if you're still having difficulty.

Most would likely hardly consider a decision to accept an offer that results in a $60K loss and not accepting the offer can result in a larger loss if you do not get any materially better offer and still have various cost accruing on your loan regardless.It does not seem that the issue is necessarily with the offer you are getting as its probably at the initial ARV you estimated (or is it?).
