Place a small ad in the local Apartment Owners Associations magazine.  

I understand that this is a different operating philosophy from most on this site, but if you want to know how to make money in a lower CAP rate environment, then keep an open mind and ask a Californian, or a Hawaiian, or a New Yorker (city).

Often the regional brokers will have reports specific to the metro they cover, which can also be very helpful.Some Paid Ones: ALN, MPF Research, Axiometrics.For the above, if you build relationships with brokers and property management companies they will usually be happy to forward you the reports for free.Some newsletters, magazines, and the like that are useful:Multifamily Executive, Bisnow, Units Magazine, NAA Industry Insider, and the various newsletters put out by the other sources listed above. 

He was flabbergasted as to why anyone would spend the exorbitant amount we New Yorker's spend for a property with no land, lol.

It shouldn't be difficult to find where to buy good machines... most places advertise in multifamily housing trade magazines and newspapers.
