I asked my realtor for a PM referral and I talked the PM and he said it sounds like a decent deal and I researched inspectors online and the inspector went and checked it out and he said it had good bones and he said he'd buy it as a rental property.

I agree that the swarms of "my market is great, contact me for more info" tends to be the biggest problem but a lot of that will depend on you, the poster - as @Russell Brazil mentioned just hit the report button on posts and we can check them out faster.
