I love the shots of the trails and the water.. it is awesome.

If they aren't using a professional machine, odds are high that they'll leave water in the pad, causing the place to smell like mildew after a few days.

The problem for me is that it is pure cold calling.

I think factory construction and the precise and pure angles etc is the way to go.So here is my issue.

I am open to doing another house hack or purchasing a pure investment property and staying put in the first property. 

Also she deducted funds from my account last year to pay water bills and I found out those were never forwarded to the water company so I had to pay that out of pocket last.  

That always makes it so much harder to rent, or secure a great tenant.Here's my standard go to list now for long term rental updates:-LVP that looks like wide plank white oak-Ultra Pure white on all the walls-Vertical/ modern stack backsplashes and showers-Pop of color on the cabinets (pop of color can include black too)-Butcher block countertops (lower end) or white quartz countertops (higher end)-Modern light fixtures in brushed brassKeep it neutral still but a couple of style choices with the light fixtures (which are cheap) and it will appeal to the masses.Good luck! 

Some of those variables are the size of the park, number of vacant spaces, the number and type of park amenities, the age of the park, underground infrastructure age and condition, park location, size of the market, city water or well, city sewer or septic, other utility sources and whether or not they are direct billed, deferred maintenance, cost of management, and more.
