I understand that I can present comps that have sold in the area to a formal assessor review but does anyone have any other strategies they have used in the past to decrease the assessed value of a single family rental?

I think people are buying at very low cap rates and the percent of real estate investors that have been buying has decreased each of the last 3 years here.

Landlords publicly complain about rent control while secretly loving it because it discourages new construction, it makes market rents rise even faster than normal and it gives you downside protection because your property will never see a decrease in revenue even in recessions.

I'm a huge fan of turnkeys personally and they are all I've bought for myself I am also a huge advocate of newbies buying them because I think when so much of the harder stuff is done for you, it allows you more time to focus on learning the fundamentals and can dramatically decrease risk.My only thought though...if you live in Columbus (or any of the Ohio) cities, why or where are you thinking about turnkeys?

The property sold for over $150,000 in 2007, so not a war zone...now granted that was then, before the crash, but the if the market is projected to recover at some slow but predictable rate, then appreciation could happen, but won't if the intrinsic value of the homes has decreased because now they are vacant and boarded up.
