thanks Bill, I am targeting high end customers only and the flip would be real one for a 1970 year apt, removing pop corn, open kitchen and change cabinets and flooring so it will be real comfortable inside.

Purchase price: $3,200,000 Cash invested: $5,000 Purchased self storage facility #3 - Big Oak Self Storage - just down the road from our other 2 facilities. 290 units of self storage - mixture of climate controlled, drive-up storage, RV & boat covered parking.

When I lived in Watertown I was right across from a corn field. 

But he does get things done maybe just not as fast as Id like and I think thats a mixture of how he tends to be on the slower side of things mixed with me having unrealistic expectation of how long a project should take.  

Fast forward, to date I've spent over $140,000 on mentors and gurus and I have a little over 100 buy and hold properties (a mixture of rentals and owner financed properties), cash flowing $50K per month and approximately $10,000,000 in RE...I'd say go with a good, local guru.

I scatter cracked corn in that lot about 17 yards away from a window. 

And this assumption only holds true if you have a park greater than or around 25 lots and lot rents aren’t below $225 or soIf private utilities or mixture of city water/sewer your expenses are going to be 40-50% range. 

I suggested a MIXTURE of vinegar and water to clean,  when she complained that it has " mold" looking stain in the shower head.

I would rather have 3 superstars on the team then more people that are all duds or a mixture of superstars and duds.
