We're signing 3-5 year escalating commercial leases, which is awesome.Generally, what we've been estimating is that if this is a pretty nice residential assisted living home, that we will get $800-1100 PER resident.

So long story short we have a traveling nurse staying at our rental that got some water damage when the roof was being replaced, they don't have renter's insurance (which we require in the renter's agreement they sign), water damage has been remedied and is cosmetically minimally affected and still very much in a liveable state.

Both buyer and listing agent commissions will need to be agreed to by the buyer and seller as part of the purchase agreement (not simply disclosed after the fact, like under previous rules in most states).When you are a buyer, and want to view an MLS listed home, you will have to sign an agreement.

It sounds like the project is getting a lot of pushback from locals but potentially worse than that is that the article says Shared Estates had until 9/1/2024 to raise the money for the development, but now they've altered the agreement to give the fund until end of 2025 to raise the money.A representative of the town is quoted in article as saying that after signing the agreement in January, Shared Estates examined it's finances and asked to have the agreement changed.So potentially the projects I invested in aren't doing well, or they're doing fine but funds from those projects are being diverted elsewhere.
