However it could be worth 170k-180 if everything was fixed and I think I could get it going as a functional rental property for the purchase price plus another 20k and some blood sweat and tears and maybe could get it reappraised in a year and do a heloc, but I could end up being 160k in when you factor in lost rent and is 10-20k inequity worth the gamble?

I'm not sure how inflated this is but it seems as though I already have about $100k in equity into the house, which is crazy..The neighborhood is about 80% finished but still under development and they are starting phase 2.

So if I have $2 million ( mark to market value) in notes, I hold $4 million in real property, at 50% leverage meaning I have an additional $2 million invested in equity.
