The snow and ice caused water to wick up under the tile (don't ask me how this works, I'm from california!)

YOUR NUMBERS, IF CORRECT --- will entitle you to take care of 6 families that are responsible to pay you rent each every month they rent from you, your other job is to collect rent, listen to maintenance problems, attend rent court, clean up the vacancies and deal with housing code violations, securing the property from squatters, taking care of the lawns and snow all the while making mortgage payments.  

Anthony Bautista , Vanessa Vandervalk I kinda accidentally stumbled upon the Palm Springs area when my parents turned into snow birds and started "visiting" us, but going to Palm Springs to golf.

Not too uncommon, but there is 8 inches of snow and it is 23 degrees.  

Nice place, however not much for industry/business at all that I can remember, primarily vacation homes and retirees, all very wealthy mind you (likely a lot of 1%'s in the area) but I'd think this place would be much higher risk than a city with more economic activity going on than tourism and snow birds.Id guess it's over priced at a 6 cap and you could do much better somewhere else.  

By having the property under a personal name(s)..now you do not have Asset Protection, and you are leaving yourself open for anyone to "attempt" to sue you directly rather then first going through the LLC.

My other current property is a completely rehabbed 3/2 that we got for 72K and it brings in 975 month with renters doing all grass/snow work.

We also pay them $50/month to handle all of the mowing and  snow removal.

Did you take into account snow load or seismic requirements?
