MarcAnthony @MarcAnthony, I primarily buy in Montgomery and Chester counties, though I have some commercial lots Gray's Ferry area too. 

I've been looking at lots of ideas online, but can't confidently choose one...The overall color scheme and theme of the house is cool with gray walls and floor, new stainless appliances/ fans/ updated fixtures, etc.

Im feeling kinda brown like a dark wainscot Sherwin Williams SW 7504 Keystone Gray up to the window sills. 

I can say that plexs made more money BUT they also cost me more gray hairs and the time spent was not worth what I got paid.
