You are dealing with a seller who is clearly not motivated and who does not have a good grasp on evaluating the market if it has not sold in 4 years, you would think appreciation would have helped them sell after 4 years, but it sounds like the price is just too high.

I know all the generic rules of %'s (don't always grasp them, so many variables)if i got this i would still have enough to look for another of equal value or should I wait until I can find a different multifamily for a reasonable price?
