I will be somewhat tough if you don't buy soon as the holiday bookings will make it difficult to transition, get inspections and closing dates to coincide with very tight windows and also the possibility of cancelling existing reservations for people that have big holiday bookings.Depending on what type of property you are looking at will make big difference also.

Given you are coming up on Nov/Dec I actually would not raise until after the holidays but thats me, I never want to be doing lease up during the holidays if someone decides to move.

@Dan Heuschele makes perfect sense...it gets rural quick here...any direction 15 minutes outside of downtown is basically farm, lol...always amazed to see these developments of 400 SFR's with starting prices of $600k built in a corn field...some of them even leave the silo up...incredible.San Diego is a different world...need to get back to some giant fig trees soon...

At the end of the day you've taken action to correct the situation and if the tenant thinks it's a health risk then they should move to reduce continued exposure....at least that seems like the common sense move.Disclaimer: Although I stayed at a Holiday Inn, I'm not a lawyer.

So 506b or 506c deals will see a giant pool of capital locked out from investing in these deals.Even worse, it would require those currently invested in syndications with IRA funds to unwind them in 2 years.
