The conversion one now has a guard at the gate, but the actual community inside still doesn't look ideal.

Little things like spotlights, cutting back shrubs and trees from in front of windows and doors, fences, locking gates, alarm signs, using cameras in some instances, caging AC units and placing the AC unit in the back yard behind fencing, using security doors in front and back and lastly keeping properties occupied.  

The front gate at the top of the porch looks rough.

The community has iron fence surrounded but with open gate, it's free of access.

By way of comparison, I see numerous properties in the Pueblo area that would probably cash-flow well right out of the gate, with numbers around 1.35% or so upon first glance.  

Besides that does anyone have any first time out the gate stumbles I can learn from or just any great advice they can share to help me shake off these newbie concerns? 

I also am really looking for a mentor to team up with out of the gate.

Worst case is that you make a total mess of it all, and learn from it for the next call which comes in.It's all about taking action Pete, and you're over the first hurdle where a lot of newbies fail to even get to the gate!

I would be glad to continue the conversation, but my main point is that wholesaling is not as easy as everyone thinks it is...and Richard is showing his *** right out of the gate because he can't analyze a deal.
