However, it does not prohibit or regulate property flipping within 90 days when a buyer's mortgage is not insured by the Federal Housing Administration.  

I tell them, hey, I'm not a bank.We used to do perform->pay, and then we got into some very, very bad situations where the customer drug their heels paying us (The worst case was a guy paying out of his IRA... checks took 6 weeks to issue) and put me in a cash flow nightmare. 

The Solo 401k does have more direct control, however as one does not need the additional expense and administration of the LLC in order to have that checkbook control.
