Attention to detail is a big one for me, make sure when they wrap up jobs they do the right work and finish the job clean without having a ton of stuff missing

I have formed/created an LLC, just waiting to receive my EIN number, so I can start contacting the leads I find hoping to get them under contract. 

For example for me, CoC does not matter as I buy in A/B areas and I hold long term so I am comfortable knowing even if I have zero a slightly negative CoC to start over the long term it will turn and I will end up with a nice return after many years. 

The hard money lender financed the rehab, so it ended up being $0 out of pocket for me.

I guess for me the dividing line is does it damage the function or cause a safety hazard if I leave it on the tenant.  

Yes, Columbus or Dayton area would be good locations for me to look at. 

I was wondering if anyone here have a clause they use to bill the tenant the sewer utility as some form of additional rent.You should have in your lease that the tenant is responsible for all utilities (this would include sewer even if it has to stay in the owner's name)  Sewer bills come out once a year here (except some Town municipalities where they are billed monthly)  We add them to the tenant ledger and the tenant reimburses.If that isn't spelled out in the lease you'd need an addendum to include it or do at renewal.
