@David Krulac You've got good eyes for great deals :)

I would also hire a Home Inspector that is local to the property you are buying so that at least you can have some sort of "professional eyes" on the property.Hiring a home inspector might be more cost-beneficial to you too. 

Do you have any covenants/bylaws that you have to abide by if you are going to do renovations? 

Having a hard time finding much of anything with cash flow, so setting my eyes on appreciation and equity.

@Jordan Lowe, I am chiming in, not because I can help with your initial question, per se, but to make sure you are going in with eyes wide open.  

Also, for a MTR have the cleaner go in once a month, so the property is kept up and you get "eyes" inside the home.

I have my eye on a property I want to buy but I just found out it is owned by Fannie Mae.

In my eyes, they have breached the agreement.
