I have been in the middle of a lot of them, but too many cooks spoil the pot. 

I don't quite understand how a buyer can even cook up any offer without walking through the property.

This is like getting coffee from Starbucks verses a gas station that happends to have a coffee pot.  

This is one of the questions I use to think about often and have even spent TONS of hours researching trying to find that perfect zip code that was the pot of gold.

This is for residential properties that fall in cook county.

Sure it's more than laminate, but one hot pan/pot on the laminate and you might be replacing it quick.I can't see the photos on my phone, but if you upgrade anything that will take abuse, and the HVAC, windows and roof are in good shape, you might be able to renovate in that $15k budget.

And yes, we have some sane laws regarding pot.

Gas would be better for heat, cooking and hot water in some folk's preferences (including mine).
