Realtors are the same percentagewise as any other profession, whether it be doctors, lawyers, contractors, you name it. 10% are garbage80% are average10% are pros If you can find the last 10%, go with a Realtor and make your life easier. 

Making contacts including HML, contractors, RAs and Property Managers.

Shorter holding periods also help mitigate risk, so working with a reliable contractor is key.

Either you do all the work yourself, i.e. no contractors, no managers and no cleaners - or you do 100 hours of hands-on work and none of these other people do more hours than you.

I can cut down contractor costs if the county/state doesn't require a contractor to do said work needed.

With the points, we have enjoyed the flexibility of going when and where we want.
