When something goes wrong or breaks a tenant will just let it be due to past bad experience with repairs/fixes not being done at all or just a bandaged to a bigger problem. 

I’ve come to terms that currently I’d probably break even once I move and turn it into a STR, but I would hate for it to be a break even forever.

Some programs require a break-even 1.00 DSCR, while others need a 1.10 or 1.15.

@Nathan Gesner To build on this conversation and break down the details for Bobby and others (and please correct me if I'm worn here Nathan), I’ve analyzed the numbers and realized that unless you purchase a property at a very low price and/or pay in cash, financing can significantly reduce your ROI.

I know there are many great tax breaks too from my listening to the BP podcast so I presume that owning property in a company is the best way forward in the USA, much like it is in Europe, is this true and if so, what company structure is best please?
