@Charles Stewart II...if you are assigning property, you would need a simple assignment clause....at the end of the day, the language in your purchase contract needs to reflect your intended outcome...I would suggest you talk to an attorney if you want to build customized purchase agreements...or use the local board approved contract and add an assignment clause

@Charles Worth   The assumption that the assets rise in value is the issue.. some markets that happens other markets just trundle along and market really never moves appreciably and depending on value of collateral sometimes small mortgages can be tough to get..

Charles Kao the thing you just outlined about pinning upgrades on renters's pets seems unethical!

Another good point Charles, use the deductable to lower premiums, that work well in some areas I know.
