My parallel point to warning other investors with your analysis is to warn you -- I think you are headed for a rude awakening at some point.

However I'd give a warning to the tenant before anything else, or perhaps invest in a fence, which seems like it would be necessary to me if you were going to allow dogs in the first place. 

This is more of a warning than a question.If you are deviating from your lease agreement or normal policies, be sure to put it in writing.
