You could let her know that you are too small to make reasonable accomodation if the stairs become an issue, but probably not worth it.As far as rent to income ratio, this is something you should set before you start taking applications, then stick to your standards. 

The LO I use for my investments can have you pre-approved same day if you submit all the necessary documents (pay stubs/W2, credit report, loan application, bank statements).

Whereas, in Mexico and the Dominican Republic, your income is in USD but your costs are in pesos and these costs are very low to top it off.Also, because real estate is traded in USD in their countries, the well-to-do Mexicans and Dominicans are using property as their store of value of choice against the devaluation of the peso.

So far the applicants that are coming in are unemployed but have housing vouchers that can cover 100% of the rent.

Personally we wouldn’t want the tenant trying to find a new person to fill the lease, as we think we have a better idea of who we want from screening applicants and we have a way to advertise for them.

but also, I really like being able to hand pick my favorite from a pool of applicants. 

@Michael Baum  I included a septic report with my application, which shows the system is undersized.

We have a short application process and close quick.
