The programs that claim high success, over and over again, are the ones that appear on these forums a few years later with students making claims about misrepresentation by the programs.

There are quite a number of things that can make utilizing an FHA loan more difficult such as more barriers during appraisal, appearance of low qualification/little cash, typically longer closing period, likely higher interest rate, and PMI cannot be dropped without a refinance if 3.5% down.That said, just chain 5% down conventional loans, and make sure your duplexes pay for themselves.  

When choosing tenants (I am in California), it's important to avoid even the appearance of discrimination, especially during in-person meetings.

But...it appears this house has furnishings very specific to the house. 

From my experience, security has been good, there’s plenty of space around the pools and clubhouse area too, so it’s never loud or crowded, and the HOA appears to also cater to a broader more modern and contemporary audience, to include its Canadian, Brazilian and European guests and investors.

IF you plan on going back someday, and this is the home you want to move back to, then renting it would be a good idea as long as you estimate that it will cover itself, or preferably, cash flow, which it appears that yours will at @ $2K or so per month (after expenses). 

Education on real estate appears to be a much better business than real estate itself.

I suspect that is due the psychological aspect in the appearance of it being cheaper in rent, because it's all in the same  area/complex.
