The landlord was outside, and she said she'd lit candles in the main part of the house, then went down into the basement, leaving the candles unattended, and that was what caused the fire.

Toilets aren't worth it, because they are like $100 new and the effort to remove the toilet from the wax ring without breaking it and then cleaning off the wax ring to get a good seal when reinstalled just isn't worth the effort.

Like when you buy a property at a tax sale and the former owner no longer owns it and refuses to leave, but he is also no one's tenant technically so he cannot be evicted, you have to file for ejection, which is a whole 'nother ball of wax, etc...Owner financed can be a great way to get a fixer while bypassing the headaches of conventional loans.
