It sounds like you had a similar Alaskan upbringing to me - catching tons of Salmon.

My parents definitely weren’t around investors, they both had rough upbringings and have done very well with the hand they were dealt, fear is the biggest thing.

There can be some benefits to deferring some of your tax liability, but from my lowly upbringing it has always been better for me to use after tax $$ to fund any investing I have been able to do. 

If interest rates go up, CAP rates should go up bringing prices down.  

I really hate to say that because Long Island is a pretty lame place to be but process of elimination will end up bringing us there, its just a matter of time.

He rehabbed houses before I was born so I had a good upbringing learning in the houses we lived in and fixing apts we owned on weekends.
