I'm getting a TON of unwanted letters & phone calls for my vacant lot and wonder, since its highly sought after, would building a home first offer more profit. 

When it comes time to take the boards down and market the property, we've found that a LOUD alarm system and several cameras around the property can help deter unwanted guests.

Then pound the pavement looking for deals. 

Basically, pound the pavement and pick up the phone.And, just to be blunt - we are not in a cash flow market right now unless you use some kind of creative strategy.  

A word of caution on your request though, when you tell people in an open forum that you want to spend X anywhere that works with what you want, you are opening yourself to unwanted spam and potentially a pile of garbage coming your way.

If you just bought your first rental and are looking to negotiate the PM agreement, yeah that's not going to happen, they'll tell you to pound sand in that situation.

And if they don't like it, tell them what my attorney says "go pound sand". 

Those sellers are getting pounded with direct mail & calls every week sooo as long as you follow up & they remember you specifically you should be good.
