Yes, it must be the rent prices, but also there seem to be a lot of 1 or 2 people travelers needing a small place for a short time.

I definitely have a list of books and daily habit of listening to at least one podcast a day. 

I may also take a gap year and travel.

My recommendation would be to look into hospitals nearby and try to market to them to be an option for traveling nurses also.
