Some offerr condos, towns and sfr and all do well because they are closer to Disney.

Popular markets often include beach towns, mountain retreats, and areas with strong tourism.It’s also important to research local regulations, occupancy rates, and management costs to make sure the numbers work.

Plenty of people invest remotely, and as long as you have modest expectations (not chasing the highest possible yield), and are using light leverage, and don't get suckered into buying in a part of town that you wouldn't feel comfortable visiting in broad daylight, plenty of people do this and do... fine.

A bit, but with all of the chip factories, companies, and new developments coming to town I don't see it softening for long.

Locations that are a 0-1 hour car ride from san juan to a nice town/city with more affordable areas walking distance to the beach would be interesting as well. 

Charming, smaller coastal towns with a slower pace of life, natural amenities, seclusion and semi-self sustainability are high on the wish list of many high level clients and investors. 

HOA management for a bunch of peripherally involved out-of-town investors is probably a great opportunity pass along overpriced contracts to your local buddies. 

You really don't need that and they'll take all your equity and give you often a poorly rehabbed property in the bad part of town where tenants tend to be tough. 

Also, if there is a local college town you could advertise to any student association associated with religions which abstain from alcohol.
