My places ALL have shutters on the windows and 100% tile floors, 3/2 and one story.  

Each renter profile comes with its own booking patterns and renewal needs, as you mentioned... but we find that a 30day rental period with option to renew and automated reminders to the renter works great!

We don't want to do anything that will crack with settling, like ceramic tile.

And in some cases, a roof inspection when the HI is not confident or the roof is a specialty roof (metal or tile)

There is a batch of brand new people with no real estate investing experience who hop on the welcome train (maybe to be nice, but more likely to boost posts) over and over with very patterned opens.Glad to hear it.

But I have seen a lot over 9 years and the patterns continue to play out.

A lot of my clients keep the bedroom carpet until it is destroyed and then re-do it with wood/lvp/tile etc.
