We have had a terrible experience utilizing PM, so we are doing our best to keep things in house and hands on. 

My socials are terrible, so I am not the best one to take advice from on here but wanted to talk about how it has helped me.

Mentorships are great for some and terrible for others.

I wouldn’t be surprised if it’s  a marketing gimmick to get potential borrowers through the door through  weirdly worded non recourse language that is effectively recourse or by offering such terrible leverage borrowers would rather have the recourse and competitive terms. 

I used to use Craigslist to list my rentals previously, but noticed that I was receiving terrible leads all the time, which is why I stopped.

And for investor to put up money for this is just financial suicide.. there was guys down in San Antionio doing this preying on non english speakers.. just a sleazy way to try to make a buck nothing to be proud of.I'm terrible at explaining it while trying to relate it to everyone's terminology. 

An extra $400 on 10k is an extra 4%, so not terrible. 

I lost a major part of my retirement account with this company, and I wouldn't want anyone else to go through this terrible experience.

It is a terrible rental.  1) The rent may not cover the PITI.  

The fires are terrible.
