When people use the term 'guru,' it means a company that promotes their business by trying to sell you on that idea that you need them to succeed in real estate.You can use the CC, if I remember correctly, for the down payment, or the cashier's check that they send you. 

And SFRs can succeed in any market, really, as long as you know what you are getting into.
