Most duplex properties are not in HOAs and usually in a renters street; lawns don't necessarily look great.  

Yes, you bought what seems like a good deal on paper, but in reality, you own an old apartment building in a neighborhood with poor security, possibly surrounded by long-vacant shops, streets piled with garbage, and a poorly managed community.

However, I happen to own 2 houses already on that street of older small 2/1s including the one next door that I purchased last summer in updated condition with a good long term tenant in place for $25k!!! 

At the very least, plenty of street parking would likely suffice.
