I have been a part of companies as a W2 employee that literally one day they walk in and shut it down because the day before their funding dried up, or their was some negative news. 

I think this mindset stemmed from my family struggling after the 2008 crash. - 2022-2023 I let my spending get out of my natural comfort zone. - 2024, I’ve been retraining myself to focus on saving & budgeting.Any helpful tips to help balance this?

People are starting to believe this global warming thing is actually changing weather patterns (even though they've been told for years it was going to happen) and I think you're going to start see migration.If they could fix the insurance rates, that would help stem some of the migration.

It was an older home from the 1950s we had to replace elctric plumbing and all dry wall etc. this house was a complete gut but we didnt buy it knowing that.

Possible a dry wall access, could be cased, whatever requires minimum work. 

Get a bunch of bids and make a decision if its worth it.The line looks dry, why is that?

Account Closed Yes, this all stems from a major hail storm that damaged a whole neighborhood back in Sept 2023.

It seems travel nurses demand has dried out, and now I'm at the cross roads between long term rental and mid term.  

I'm currently renting the house month to month to a traveling nurse who's supposed to stay through November.A water mitigation crew came in and tore out some drywall and dried everything out and then a sister company then came out and gave me a quote.

All that is to say that if you did nothing and ran a slight deficit that didn't run you dry, over time, the probability htat you would be able to refinance the property into a lower rate that resulted in cash flow is high, along with the benefit of appreciation.2.
