Letting people get behind on rent, not squashing bad behavior from the start, and although it only happened once, not viewing a property prior to closing to make certain the repairs the seller agreed to were completed.

If property is owned outright then you have several potential options available to you, my preferred it to have the owner carry the note, put some cash in their pocket at close, and squash the liens.

The reason for a detailed plan / breakdown of responsibility is to clearly and swiftly set a standard for the course of the partnership and then squash any potential breakdown later on down the road in case either partner forgets what was agreed to.Personally, I like a percentage based split. 60/40 for example.

Portland seems to be pretty hot so if the property is priced well it should move and if it is sitting, there is a reason.I am not trying to squash your enthusiasm, but being conservative with your numbers could help you avoid a deal that will not work out well.
