It consists of an 8 unit apartment building being sold with a single family home next door to it, each on their own parcel.

The property will be rented out on a 3-year lease option and will be either sold to the tenant buyer or sold on the market if the tenant decides not to exercise the option.

Sounds like this is a private money lender or a hard money lender.If you are getting funds from another source and relying on that to close, you should not put in the purchase agreement that you are buying with cash.

We lost a 3% interest rate but sold future maintenance and repair headaches.

Here in Orygun they dont allow bond issue for private development so yes if you get stuck with some major offsites its up to the project..

Spring may be better but I was unable to sell a cheap house in October for 5% off of “market value” and only sold a $600k home in January by listing it for $580k and I still only got one offer. ($150k down, 5 year seller financing.) my point being you may get $20-$40k more in a year if you don’t need to sell.
