As a country, we're soft.

I feel like $315k might even be a high ARV (but I'm no expert here), and the market in Jax is decently soft right now.

From a numbers perspective it works but once we start adding what I estimate to be crunching 80k in repairs, coupled with a soft market for high-end homes especially next to heavy industry...I decided on a soft pass. 

This may be a soft pull on your credit, but it's worth it (in my opinion) to determine that question.

As others have mentioned, I recommend starting to attend some local meetups here and there just to start brushing shoulders with other brokers, investors, wholesalers, etc. to really get your feet wet without putting money on the line. 

What I also recommend is also factoring in soft expenses that you are budgeting for but have not yet spent.

Go look at almost any physical asset, and almost any soft asset.

I'd have went with all stainless/chrome/brushed nickel OR oil rubbed bronze is what I have been using lately.
