Any decent lender should allow you to borrow against your airbnb, without disturbing the original 2% loan.Example: I have a 6 unit that had ~$500K in equity.

Biggest thing is to make sure there is egress out of the basement sleeping area. 

It may not make sense for you, but people are still sleeping on it.

That means no HOA neighborhoods, which rule out many places.  3bedroom might make it tough to work, unless you're sleeping in the laundry or garage and renting full 3bedrooms. 

buy a small multi and rent out all of the other units. then rent out all of the bedrooms in your unit and sleep on the couch. 

😂I bet others would too, we're all a little disturbed to be in this business....... 

I have lost a lot of sleep over it, and am actually about to board a plane to head to Maui to stay in the unit for a few days.

As far a a dollar goes, you cant eat it, wear it, sleep on it, or send it to someone across the world within a few minutes for pennies.
