The 2nd picture kitchen one I can't really see the kitchen just the kitchen from the living room but the pictures don't scream granite counter and stainless steal- I can barely see most of them.Maybe move the couch a little bit away from the window and add some window trimmings- maybe red to match your pillows - move the black chair from where it is and center that living room table- put a flower arrangement on living room table- maybe clear glass with red flowers to match pillow cases again- doesn't have to be flowers- could be just some little nick nacks on that table- just something intresting- normally if you dont go with flower you can try nick nacks in odd numbers like 3.

We renovated the properties and the cove completely redoing the properties themselves and adding fences to cut off walkways and cut-throughs from other neighborhoods and apartments, planting trees, shrubs and flowers, painting the brick to bring vibrant colors and generally raised the "look" of this area from urban decay to urban renewal.

Windows – Needs all new windows (I wasn’t quite sure how to count them, since some are side by side, some are smaller, and some are 3 panel…I counted 25 not including the middle portion of the 3 large pane windows) $6000Foundation – Looked okayLandscaping – Remove trees and shrubs, tear down and remove shed, bring in landscaping rocks, power-wash sidewalks and driveway, remove fence in front and back, put new fence in back, new mailbox, plant new shrubs/flowers for curb appeal. ($3000)Exterior – New exterior and screen doors ($1000) Change exterior light fixtures, new shutters ($400)Interior paint/carpentry – Remove all wood paneling and add/replace sheetrock where necessary.

Don't know if anyone does that anymore, you can always use a first right of refusal flowered up enough to make the buyer of an old MH feel better I guess.I don't recall say that on the interest spread but maybe so, the first thing to check on is your state usury law, you'll find that dealers, MLOs, finance companies, registered lenders and banks may be exempt but read them carefully as they apply to individuals doing seller financing, don't assume that because you are doing a deal in your LLC that you have an exempt note.The related laws that Ken mentioned apply to RE as well.
