They are major BRRRR projects with the main exit strategy being to hold as medium term rentals.

Hi Trent, to take on a project like that I would want to be very confident on the location.

In this scenario, you might even walk into equity when your project is completed. 

They usually will be a big rectangular roof with 1-4 cars parked out front.

If the seller is insisting on a high price with not-so-hot financing terms, though, this may be a riskier project than it's worth.

Many real estate agents are  saying rentals are great, that are not buying themselves.If you had a roofer come to your house and look at your roof do you think they would recommend a roof?
