I’m glad Rise48 is finally admitting the need of capital calls and hope that the “we have never and don’t ever expect to issue a capital call” marketing is removed going forward.Other areas that should be called out:1) Disclose the distress in your current portfolio to existing investors as well as when marketing new investment opportunities.

I think this is a calculation a lot of homeowners are making right now--especially if they have a low interest mortgage, equity, and their house will cashflow as a rental.The choice is a personal one of course, but I think your future self will thank you if you pull out some equity from your existing home with a HELOC for the downpayment on the next house and a cushion renting your current home, use a property manager as you have other things to do, and buy the next house and do the same thing again.

imagine building as well at 25% below market prices. not only does new construction sell at a premium to existing inventory but it also helps you enter the market more competitive. you can accelerate this massively buy having a strategy to consistently position yourself at 25% below the market. like fix and flip.
