This is the only app I can find customized for tracking your hours and that of your cleaners, handymen etc... Anyone have any experience with it?

I have just started in a 3-day training for the Lee Arnold broker certification program and thus far just completed the online material required for preparation. 

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

This waterfall would materially limit your upside as an LP if the fund ends up being highly successful. 

I know lots of installers don't do it, and I personally prefer the unimpeded look, but anything installed outside of the requirements of the material is probably going to be limited, i.e. the insurance company is not going to pay you because the material was not installed according to flooring requirements. 

So, the borrower would probably need to begin with the expenditure of a $10,000 retainer for counsel, followed by another $10,000 after initial depositions .

Because it's a material fact to them.

Hiring someone to do the work will likely cost too much (I would charge a small fortune, it's an incredible amount of work) and doing things as cheaply as possible will bite you in the *** later when you start having issues with your own shoddy work and/or materials.

A deposit at the start of a build is normal, this usually pays for materials and labor to get started.

Seller retains full ownership.
