When you own a rental, you can depreciate the property over 27.5 years.

 @Nick Am:  Since you’re only going to manage your own rentals the S-corp/LLC is likely overkill.

After reflecting on a strategy someone used to buy 15 short-term rentals off-market in just 12 months, I thought of an idea.
