The Deferred Sales Trust are typically structured for 10 years and then can be renewed for 10 years...every 10 years.

I'm coming up on policy renewal and, unfortunately, Obie no longer has a realationship with that carrier so I'll be curious to see what they bring to the table as other options.Overall, nothing negative to say about them.

Why don't you just non-renew him at the end of the term?

I have a guy who has been here since July, but I renew his short term stay for two weeks at a time, every two weeks.

Not sure if I will renew his lease. 

If not I’d consider staying with the rental and raising the rent to market rate at lease renewal in May.
