We basically handled the appliances when the floors were done, removal of wall paper (I hope I never see any ever again, lol) repaired the walls, paint, hardware, installed new stairs and applied poly. 

The lease agreements states"If Tenant and all Occupants do not vacate the Property by the Expiration Date orearlier termination of this Lease, Landlord may commence legal proceedings allowed by applicable law to remove andevict Tenant and any Occupant from the Property"Do I have to provide a 60 day notice to the tenant?

I’ve learned that it is a very expensive ordeal but having a good lease helps remove the tenants faster.

@Greg Abel Ive been using AppFolio for about 2 years now (took over from an old school firm that did everything by paper and had minimal record keeping at best).

And later relisted as a "family compound" with most of the photos showing commercial aspects of the property removed. 

Be fair but firm with your choices.
