You could potentially install a mini split for the downstairs unit so they can control it themselves but that's a more costly remodel.

Most people would spend a minimum of $25 PSF for a light remodel- replace kit cabinets/counters, floor, paint.

Btw, about the need for rehab, I'm talking about what I think should be fairly straightforward things, like replacing carpeting, repairing drywall, but not a complete gutting and remodeling.

Because it is mostly cosmetic, the cost to remodel isn't horrible but you can still get the properties at a discounted rate.

But on a large job where you;re just getting a remodel permit anyway, it's a no-brainer.
