I've been running no-pitch meetups since the pandemic where we started online and it takes a lot of vetting and not over-promoting.

I had/have no issue trying to resell the land just not sure how to promote land unbuildable especially with the expectations & price the buyer FIRMLY wants. 

My goal is to add verbiage within the lease that will decrease any tiffs between tenants for the common spaces and how to set expectations and promote group effort with cleaning the common areas/shoveling snow/personal dishes/shared fridge/laundry/having guests and so forth. 

Tom Cruz promotes that naive, inexperienced investors should buy Class D rentals and somehow rent them to S8 tenants. - Won't work unless you REALLY know a market and have the proper connections!

Funneling profits into buying real estate from a high paying job or a business and learning the basics of how to do it profitably can create 10's of thousands and 100's of thousands of and even millions of dollars that would be hard to achieve through getting promotions at work.

In September of 2019 i accepted a promotion with the federal govt and moved to Washington, DC.

from what I understand you're not supposed to advertise any deals or promote yourself.There are definitely good to great deals though.

Those that cannot be sold and land that have a lot of tax and fees attached and unpaid are promoted on the website, Government Auction, for auction.
