page=2).I find it disappointing that:1) David feels the need to adopt a condescending tone to those who choose different strategies (they don't necessarily do it differently because they're not as smart as you, David :roll:), and 2) Others, offended by that tone, feel the need to launch personal attacks against David.How about we all take a chill pill and get back to discussing real estate investing, politely and respectfully?

The cleaning guy did all that.He ripped up the carpet that was most affected, sprayed biocide, and told me he would have to come back the next day to take out more carpet, do more disinfecting and put in an 'airscrubber'.There were heavy prescription drugs all over the place in the girlfriend's name.

Our idea so far is a sort of poison pill clause that "if one tenant moves out, landlord reserves the right to cancel or renegotiate the lease" or something along those lines.

Holding a person accountable for an annual update should be a best practice for landlords (their doctor prescription letter is only good for a year anyway and needs to be re-submitted).
