The cleaning guy did all that.He ripped up the carpet that was most affected, sprayed biocide, and told me he would have to come back the next day to take out more carpet, do more disinfecting and put in an 'airscrubber'.There were heavy prescription drugs all over the place in the girlfriend's name. 

Our idea so far is a sort of poison pill clause that "if one tenant moves out, landlord reserves the right to cancel or renegotiate the lease" or something along those lines.

Any attempt at a prescriptive time line is simply not true as a rule. 

If it starts to stall, time for a checkup and get a prescription for more properties to get you feeling better ;)

Holding a person accountable for an annual update should be a best practice for landlords (their doctor prescription letter is only good for a year anyway and needs to be re-submitted).

Don't they ask your birth date when filling a prescription?

But in reality... the odds of any of those things being the magic pill to creating massive success in real estate is slim to none.  

Pitch your development to potential customers and just make sure the lease language has a poison pill that will let you out if the project doe snot secure financing.
