I understand nobody can predict the future but I just wanted a general idea of where people think the fundamentals are strong.On researching the neighboring markets, I also found the Oswego market interesting.

Firstly my objectives•To provide uncorrelated predictable income streams while allowing for the opportunity of capital appreciation•To provide high % yields.

Market Appreciation is the least predictable, but historically, where you will make the most money.

I did not use my own money, it was borrowed and it will be paid back in 1.5 months vs the 5.5 months predicted by Tardus (because, again, I am conservative in all my calculations, including my current cash flow). 

For almost two years now, people have been predicting rate cuts that were right around the corner and were a sure thing.

One of my favorite authors, Nicholas Nassim Taleb, sold me on the concept of Skin in the Game and holding all pundits accountable for prior predictions, myself included. 

Likely leads to more success.The purchase and sale contract for purchasing a note and security instrument (mortgage/deed of trust) is not the same as real property.

A smart seller will have note, deed of trust/mortgage/etc. prepared by a local real estate attorney (yes, he/she may work with/at the title company) and be sure the security instrument is properly recorded in the land records. 

I do fear your cost may be higher than you predict and may result in a property tax increase.good luck

It can be difficult to provide any predictive info (while scrambling in reaction to a worldwide pandemic), but at least a status update is always good.
